Morgan and Crow Holdings Capital opened Caroline Anclote Harbor in Tarpon Springs. The development consists of 404 apartment homes situated on a 64-acre parcel at 42501 U.S. Highway 19 N. The property borders the Anclote River.

The site has a history of deferred development. For nearly 20 years, American bald eagles nested along the riverbank, which protected the land from commercial construction. The developers concentrated new buildings in the southern portion of the site. They left approximately 35 acres, or 55% of the total property, as preserved area. This protected zone includes the riverfront and the eagle nesting grounds.

Morgan contributed $444,000 to the Tarpon Springs Land Preservation Fund. This payment represents the first developer contribution to that specific municipal fund.

The community offers one-bedroom, two-bedroom, and three-bedroom units. Standard features include quartz countertops, stainless steel appliances, and wood-style vinyl flooring. Residents have access to a private kayak launch and a river viewing platform. The amenities also include a pool, cabanas, and an outdoor pavilion. The Fred Marquis Pinellas Trail runs adjacent to the community, providing a paved route for walking and cycling.

The buildings are designed to achieve NGBS Green Bronze certification. This standard reflects specific energy and resource practices during construction.

Suzanne Elizabeth Murphy, a Tarpon Springs author and artist, released a new children’s book titled “Mirabelle and the Sea Green Bathtub.” The story follows a girl and a seahorse through an underwater journey. The book received the 2024-25 Pinellas County Impact Grant. Copies are available at the Dunedin Fine Art Center gift shop or online at seagreenbathtub.com.
